Coating Concrete in a Town Chartered in 1785
Winnsboro is the oldest town we serve, and epoxy flooring here often goes onto concrete with a long past. The village was laid out and chartered in 1785. Its Town Clock, built in 1837, is described as the oldest continuously running clock in the United States. The Winnsboro Historic District joined the National Register in 1971 with 33 contributing buildings. Textile mills followed in the late 19th century, and one mill later became a tire plant.
Older buildings, older slabs
Garages, sheds and shop buildings in an old town have usually been patched, painted and reused more than once. Before we coat a floor in Winnsboro we look for:
- Several layers of old paint or sealer
- Uneven pours where an addition met the original slab
- Wide cracks, broken edges and spalled areas
- Oil and chemical stains from past shop or car use
We diamond grind all of it to sound concrete, then patch and level before the base coat. That prep decides how long the floor lasts.
Weather up in the Piedmont
Winnsboro sits at about 535 feet in the Piedmont upland, north of Columbia. Its climate normals still show long, hot summers, with July highs averaging 91.1°F. Winters dip lower than many people expect. January lows average 30.9°F, and the record low is -3°F. Annual rainfall runs about 45 inches over roughly 112 days. For a coating, that means three things: 1. We schedule installs for temperatures the product can cure in. 2. We use UV-stable polyaspartic topcoats where sun reaches the floor. 3. We add grit to floors that get wet from rain blowing in.
Storefronts and small commercial spaces
Downtown buildings along the main street often have concrete floors in the back rooms, stockrooms and work areas. A coated floor is easier to clean and brighter to work in. For retail, offices or a small dealership, metallic epoxy gives a polished look. For a back room or service area, a solid-color epoxy with a chemical-resistant topcoat holds up to carts, pallet jacks and spills.
Rentals and turnover
The 2020 census counted 1,653 housing units in Winnsboro, and 36.6% of households were people living alone. Plenty of homes and garages change hands or tenants. Landlords use coated garage and utility-room floors because a sealed surface cleans quickly between tenants and does not hold oil stains or smells.
Mill-era and industrial floors
If you use part of an older mill-era or industrial building as a warehouse, a garage or a workshop, the floor may be thick, worn and stained by decades of machinery. We grind those floors hard, fill joints and use a 100% solids system built for forklifts, carts and spills. We test a small area first when a slab looks contaminated.
Before you plan exterior work
Our work is on the floor. If your project in the historic district also changes the outside of a building, check with the Town of Winnsboro about any review that applies to that part before it starts.

Winnsboro Questions
Can you install a floor coating in Winnsboro in winter?
Sometimes. January nights average near freezing here. Resin needs a minimum slab and air temperature to cure, so we check on the day. Heated spaces can often be done in winter. Unheated garages are better in spring through fall.
Can you coat a storefront or stockroom floor downtown?
Yes. We coat back rooms, workrooms and sales floors on concrete. We can plan the work around business hours and give you a written schedule for when the floor can take foot traffic and carts.
Is a coating worth it on a rental property?
For a garage or utility room, it often is. A sealed floor cleans quickly between tenants and resists oil stains. We give you a written quote so you can weigh it against the cost of cleaning or repairing bare concrete.
