Low Ground Means We Test Before We Coat
South Congaree sits at about 190 feet, one of the lower towns we serve, and every epoxy flooring job we do here starts with a moisture reading. The town was incorporated in 1957 and takes its name from the Congaree people, who once lived along the Congaree River. Low elevation does not mean a slab is wet. It does mean we never assume a slab is dry.
Why moisture matters to a coating
Concrete is porous. Water vapor can move up through a slab from the ground, especially where there is no vapor barrier under it. Many older slabs were poured without one. If that vapor pushes against a coating that seals the top, it can cause bubbles, white haze or loss of bond. A test before we price the job tells us which way to go.
What the test tells us
- Dry readings. We grind and coat with a standard epoxy base and the finish you pick.
- Moderate readings. We use a moisture-tolerant primer under the system.
- High readings or visible water. We stop and explain. A coating cannot fix water coming up through a slab, and we will not install one over it.
A town that filled in during the 1960s and 1970s
South Congaree had 650 residents in 1960. That figure more than doubled to 1,434 by 1970 and reached 2,113 by 1980. The 2000 census counted 1,002 housing units. Many slabs here are several decades old. They often carry patched cracks, worn surfaces and the odd stain from an oil change done years ago. We grind all of that down to clean, sound concrete before we start coating.
Workshops, sheds and side businesses
In a small town like this, plenty of garages double as workshops. A shop floor sees jack stands, welding spatter, solvents and rolling toolboxes. For that kind of use we recommend a thicker 100% solids epoxy base with a chemical-resistant topcoat. If you also run a small business out of a separate building, our commercial floor systems scale up to service bays and storage rooms.
Picking a finish
- Flake floors suit most garages and give grip when the floor is wet.
- Solid-color epoxy with a light anti-slip texture works well in shops where you want to spot dropped screws.
- Polyaspartic topcoats shorten downtime if the garage is your daily parking spot.
What the quote shows
Your written quote lists the moisture result, the primer if one is needed, the grinding and crack repair, each coat and the finish. If we find something during grinding that changes the scope, such as a hidden patch that breaks loose, we stop, show you, and write up the change before doing more work.

South Congaree Questions
How do you test a South Congaree slab for moisture?
We take meter readings across the floor and look for signs like white powder, dark damp patches or old coatings lifting at the edges. Those results decide whether you need a moisture-tolerant primer, or whether the slab should not be coated at all.
Can a coating handle a car repair shop at home?
Yes, with the right system. We use a thicker 100% solids epoxy base and a chemical-resistant topcoat for floors that see oil, brake fluid and dragged jack stands. Clean spills promptly and the floor stays in good shape.
What if the test shows too much moisture?
We tell you before you spend anything. Water coming up through a slab is a site problem, such as drainage or a missing vapor barrier, and a coating will not fix it. We would rather lose the job than install a floor that fails.
