More Room per Home, More Floors per Lot
Pine Ridge is a place where epoxy flooring often goes beyond the attached garage. The town was established in 1958 and covers about 4.7 square miles. In 2000 it had only 626 housing units, about 169 per square mile, which is a looser layout than its neighbors. More land per home means more detached shops, boat sheds and storage buildings. Many of those buildings have concrete floors that would work better coated.
Higher ground next door to South Congaree
Pine Ridge sits at about 341 feet, roughly 150 feet higher than South Congaree right next to it. Higher ground does not make a slab dry on its own. Shade, drainage and how a building was poured matter more. We test every floor, and outbuildings get extra attention because many were built without the vapor barrier a house slab would have.
Two building waves, two kinds of floor
The census shows two growth periods. Pine Ridge went from 329 people in 1960 to 1,287 in 1980, then dipped, then grew 29.6% between 2000 and 2010. That gives the town a mix of older homes and newer ones.
- Older garages and shops tend to have worn surfaces, stains and old paint. They need heavier grinding and some patching.
- Newer slabs are usually flatter and smoother. They still need grinding, because a slick troweled finish or curing compound blocks the bond.
What we put down in a detached shop
A shop floor takes harder use than a house garage. Think engine stands, mowers, tractors with loaded buckets and rolling welders. Our usual shop build looks like this: 1. Diamond grind and vacuum the full slab. 2. Fill cracks and repair spalls and broken edges. 3. Lay a thick 100% solids epoxy base coat. 4. Add a flake broadcast or a solid color with a light grit for traction. 5. Finish with a chemical-resistant topcoat.
For a shop with a big roll-up door that stays open on summer afternoons, we use a UV-stable polyaspartic topcoat so the floor near the door does not yellow.
Family garages too
In 2000, 61.7% of Pine Ridge households were married couples and 37.5% had children under 18. The attached garage in those homes is usually the family entry. It sees bikes, strollers and sports gear more than engine work. A flake floor with a polyaspartic topcoat suits it, and it gets the garage back in use quickly.
Doors, drains and aprons
Shops and barns often have a floor drain, a trench drain or a concrete apron outside a big door. We coat to the drain edge and keep the slope so water still runs to it. The apron outside the door takes sun, rain and gravel, so it either gets an outdoor-rated finish or stays bare. We will show you where the coating stops at the estimate.
Planning more than one building
If you want the garage and a shop done, we can quote them together and schedule them back to back. Each slab gets its own moisture test and its own prep notes on the quote. That way you see what each building needs.

Pine Ridge Questions
Can you coat a detached shop with a tractor or skid steer in it?
Yes. We build shop floors thicker, with a 100% solids epoxy base and a chemical-resistant topcoat. Steel tracks and bucket teeth will scratch any coating, so we suggest mats where heavy equipment turns or sets down attachments.
Our outbuilding slab may not have a vapor barrier. Is that a problem?
It can be. We test it first. If readings are moderate, a moisture-tolerant primer usually solves it. If water is coming up through the slab, we tell you a coating is not the right fix.
Can you do the garage and the shop on the same visit?
Usually, yes. We quote both and schedule them together when the cure times and your access allow it. Each floor is priced on its own size, condition and system.
