A Town Built Out Decades Ago, With Slabs to Match

Most epoxy flooring requests we get in Springdale come from owners of established homes. The town was incorporated in 1955 on land that had been homesteads and farmland. Its own history page credits two things with its growth: the paving of Platt Springs Road and the Lexington County Airport, which is now Columbia Metropolitan Airport. Census counts show the result. Springdale had 1,002 residents in 1960 and 2,638 by 1970, and it reached 3,226 in 1990.

That growth pattern tells us something about the floors. A town that more than doubled during the 1960s has many slabs that have now carried cars, tools and weather for half a century or more. Older concrete is often sound. It also tends to come with a history.

What we find on older Springdale floors

  • Paint from past owners. Gray or red porch paint peels in sheets and has to come off completely.
  • Old patches. Earlier crack repairs can be a different height or texture from the slab around them.
  • Deep oil stains. Decades of drips soak in. We degrease and grind, and the worst spots may need extra treatment.
  • Settled control joints. We can fill them for a smoother look or leave them as they are.
  • Carports and converted garages. Some homes have open carports. Others have a garage that became a den or workshop years ago.

None of these rule out a coating. They change how much prep a floor needs, so we price your floor after we see it.

Prep is most of the job here

Diamond grinding removes paint, sealers and the weak top layer of old concrete. Then we vacuum, rout and fill cracks, and patch spalls. Only then does the base coat go down. On a floor that has been painted two or three times, this step takes longer than the coating itself. A quote that skips it will be cheaper and will peel.

Choosing a system for an established home

A flake floor is the usual pick for a Springdale garage. It hides the small surface variations an older slab keeps even after repair. For an open carport, where sun and rain reach the floor, we use a UV-stable polyaspartic topcoat that resists yellowing. For a garage turned into a workshop, a thicker epoxy base handles dropped tools and rolling carts.

A town with many long-time residents

In 2000 the median age in Springdale was 42, and 19.1% of residents were 65 or older. Many owners have lived with the same floor for years and want a surface that is easy to keep clean and safe to walk on. We can add a fine anti-slip aggregate to the topcoat, which helps on a floor that gets wet from rain blowing in or a dripping car.

Close to the airport

Springdale's own site describes the town as sitting between Columbia Metropolitan Airport and the City of Columbia. That location does not change how a coating cures. It does mean many residents commute or travel often, so we plan install days that fit your schedule and give clear times for when you can park again.

Springdale Questions

My Springdale garage floor was painted years ago. Can you coat over it?

We do not coat over old paint. It is the weakest layer on the floor, and a new coating is only as strong as what it sits on. We grind the paint off down to clean concrete first. That prep is listed as its own line on your quote.

Can you coat an open carport?

Yes. A carport gets sun and blowing rain, so we finish it with a UV-stable polyaspartic topcoat and add texture for grip. We also check how water drains off the slab before we start.

Is an older slab too worn to coat?

Usually not. Most older slabs are solid under the surface wear. If a slab has heaved, crumbles when ground or has water coming up through it, we tell you at the estimate.
